What we offer
Land44 finds rural and commercial sites in England and Wales owned by companies with events recorded against them on the public registers: dissolution, liquidation, administration, overseas ownership. Each site becomes one report you can read in two minutes, built from records that would take an afternoon to assemble by hand.
Search first, pay only for answers
Searching is free, signed in or not. Pick a district, filter by land type, tenure length and distance from town, and see how many sites match before spending anything. You pay only to open a specific site's report, from £9 for a single one.
Know who owns a site, and where the owner stands today
An open report gives you the HM Land Registry title number, the registered owner, and the owner's Companies House record checked live at the moment you open it: current status, registered office, the directors on record, and every filing from the last six months in Companies House's own wording. When a company has renamed or its registered office has moved to an insolvency practitioner, the report says so.
See the site in context
The same report shows recorded sale prices near the site, planning constraints checked at the postcode against the national register, distances to the nearest town and city, and a satellite view of the location.
Take it with you
A report stays open for 24 hours and is listed under My reveals until it closes. Every report downloads as a branded A4 PDF, dated to the minute it was made, with the data attributions and limitations printed on it.
What we do not offer
No advice, no valuations, no predictions, and no introductions: Land44 is a research tool, not an estate agent or adviser. We state what the registers record and nothing more. Reports may not be used for direct marketing, including unsolicited offers to purchase land; that restriction comes from HM Land Registry's data licence and is a condition of the terms.
What a report looks like
The sample below is illustrative: the company, title and figures are invented. A real report draws every line from the live registers and says when each was checked.
