What this is

A searchable index of corporate-owned rural land and rural commercial property in England and Wales, assembled from HM Land Registry's ownership data and enriched with each owner's Companies House record. Search a district, filter by land type, tenure length and distance from town, and open a report on any site: title number, registered owner, the owner's live standing, recent filings, nearby recorded sales and planning constraints.

Nothing on Land44 is for sale, and no owner has asked to be listed. We are not estate agents or brokers, we take no commission, we make no introductions, and nothing here is advice or a valuation. The data may not be used for direct marketing, including unsolicited offers to purchase land: that is a condition of HM Land Registry's licence and of our terms, and accounts that breach it are closed.

Why register events matter

When a company is dissolved, land it still owned generally passes to the Crown as bona vacantia. When a company enters liquidation, administration or receivership, its assets are dealt with by an appointed office holder whose statutory role is to realise them. When a company faces strike off, the register says so before it happens. None of this says what any owner wants: it says what the law does next, which is exactly what a researcher needs to know first.

Where the data comes from

HM Land Registry's Commercial and Corporate Ownership Data, Overseas Companies Ownership Data and Price Paid Data; Companies House; and the government planning data platform. The registers are re-checked daily, and the owner's Companies House record is checked live at the moment a report is opened. Registers contain errors and delays, so verify anything important against the source registers before acting.

Frequently asked questions

How do I find off-market land in England and Wales?

Land that is not listed on any portal still appears in public registers. HM Land Registry publishes every registered title owned by a company, and Companies House records the state of each owning company. Land44 joins the two: you search a district free, see which rural and commercial sites are corporate owned and what state each owner is in, and open a report on the sites worth your time.

Is the land on Land44 for sale?

No. Nothing on Land44 is listed for sale and no owner has asked to appear. These are register records of who owns what, and of events recorded against the owning companies. Whether any site could change hands is a question for your own research and advisers.

How is this different from Rightmove or other portals?

Portals show land that owners and agents have chosen to advertise. Land44 shows registered corporate-owned land whether or not it is advertised, with the owner’s live Companies House standing beside it. The two answer different questions: portals answer "what is for sale", Land44 answers "what exists, and who holds it".

Can I contact the owners?

Not through Land44, and not by mailshot from its data. HM Land Registry’s licence prohibits using this data for direct marketing, including unsolicited offers to purchase land, and that prohibition is a condition of our terms. The data is for research and due diligence: understanding an area, checking an owner’s standing, and briefing your professional advisers.

What does it cost to research a site?

Searching is free. Opening a full report on one site costs £9, five reports cost £29, and daily access with five reports every day is £149 per month, all VAT inclusive. A report includes the HM Land Registry title number, so the £7 official register and title plan from GOV.UK are one step away.

What happens to land when its owning company is dissolved?

It generally passes to the Crown as bona vacantia. The administering authority follows the company’s registered office: the Government Legal Department for most of England and Wales, or the Duchies of Cornwall or Lancaster for some regions. 694 titles in our data are currently held by dissolved companies.
