What the register tells you
Each title carries its HM Land Registry title number, the registered owner and the owner's Companies House record, which Land44 checks live when you open a report: current status, registered office, filings from the last six months, directors on record. Where the owner is dissolved or in an insolvency process, that is stated with what the law does next, never a guess at what anyone wants.
Questions your advisers will ask
- Abstraction and impoundment licences from the Environment Agency
- Riparian responsibilities for banks, flow and flooding
- Fishing rights, which can be a separate title from the water itself
- Dam and reservoir obligations where volumes are large
None of these are on the face of a search result, some are not on the register at all, and all of them belong to your own diligence with a solicitor and surveyor.
